Residential Tenant Notes

Residential Tenants of Beck-Nemeth Enterprises automatically have certian rights over the land they are renting. To activate most of these functions you MUST be a member of the group and wearing your tag.

Currently the residential lettings are concentrated on Tranquility Bay Resort, so once you have chosen the property you wish to rent, and have paid the box, it is vital you contact a member of management to ask for an invite to the group. Although we try hard to keep an eye on any new rentals, it is possible that unless you contact us either with a notecard in world, or via the contact form on this website that you could be missed and not be able to take advantage of the permissions available to tenants.

Whilst wearing your tag, you are not only able to rezz any personal possessions you may want to (up to your prim allowence) but you can also control who has access to your property, and the media (music or video) that is played within your home. Below are some simple instructions for how to make use of these facilities, and there is also a list of "rules" that we ask all tenants to bear in mind for the comfort of all on the sim.

If you have any issues regarding persistant abuse from specific avatars whilst on our land, please inform a member of the management team so we can take steps to remove them from the land.

* Residential Guidelines

• The sim of Umansky that holds Tranquility Bay Resort has always had a "No Nudity" policy, this is now even more strongly enforced after the recent changes regarding adult content on sims put in place by the Lindens. We ask all tenants and visitors to stay "covered up" when in the public areas of the sim, what you do in your own homes is your business. This means that men must be wearing trousers or shorts at all times, and women must have breasts and genitals covered.


• A lot of time and effort has gone into the look and feel of the resort, because of this items can only be placed outside of the houses after prior consent from a member of the management team. We also ask that anything that includes particles, hovertext, glow, or some other effect that could cause lag or disrupt other people on the sim be kept to a minimum and switched off/removed when you aren't using them or aren't at home.


• Pets are allowed and even welcomed on the sim, but we ask that they are kept inside your homes unless you are out "walking" them. If you do have a pet that strays onto the main sim it may be returned to you.


• As a resident on Tranquility Bay Resort, you have the ability to lock the land against the public so that only people you choose to allow entry can come into your home - However, we do ask that when you do this you leave the management team (Sorka Nemeth, Fortyniner Beck, Moteand Bailey, Zenobia Fimicoloud and Pip Scribe) on the list to have access. This is so that if there is a problem and you aren't online, we can still access the property to sort it out for you. The management team will NEVER just walk into your home if you are there or online, we will always ask permission first. We respect your privacy.


• Rental boxes are set to accept "proxy" payments to allow for others to pay your rent for you if you can not get inworld for whatever reason, also if you have difficulties in getting inworld and have no-one you can ask to make a proxy payment for you, contact us via the website and we may be able to arrange another method of payment that can then be applied to your rental.


• If you allow your rental to lapse without contacting the management team to alert us that there is a problem, any items that belong to you will be returned to you. You are welcome to re-rent the property so long as it is still vacant.
