Beck-Nemeth Enterprises main business is their rentals, both commercial and residential and mainly centre around the sims of Umansky, Walleye, Nanda with some scattered individual satalite stores around the grid.

In an effort to keep the areas nice for both tenants and public alike, no matter if they are on our commercial or residential developments, there are a few rules that we ask people to respect:

  • Beck-Nemeth Enterprises operates a "family-friendly" atmosphere, and although most of our land is mainland (mature) we ask our tenants to refrain from using or selling weapons of any kind, or any form of HUD that could be construed as griefing, or anything that is covered by the Linden's "adult content policy" and to remain clothed at all times when in the "public" areas of our developments.

  • Our rental boxes are all set up to accept proxy payments to allow someone else to pay the rent on your behalf if you can not get in world for whatever reason. If there is no-one you can ask to do this for you, please contact a member of management via this website to discuss other payment alternatives. If you let your rental lapse without alerting a member of the team and letting them know that you are having difficulty getting in world, your items will be returned to you.

  • Each plot has been allocated a "prim-limit", this is to ensure that every tenant has the ability to use all the prims they pay for and to allow for "extra" to be rented if needed, please be aware of your prim limit and keep your items WITHIN the alloted amount unless you have arranged for a prim increase with a member of management. Again, anyone using extra prims without prior agreement from a member of the management team will find the extra prims returned to them. Repeat offenders may well find that the rental box is locked to prevent further payment, or that their rental is terminated without notice or refund.

  • The management team is UK based at this time, so please be aware of this when trying to contact them from different time zones - although we try our best to answer questions promptly, this isn't always possible if we are sleeping or at our real-life work. It is always best to contact either using this website, or via a notecard in-world as IM's are frequently capped.

  • If using items with hovertext, glow, or particle effects - please be aware of other tenants and keep these to a minimum as not only can the travel through walls, but they also can cause lag for the whole area.

  • A lot of effort has been put into the "look" of our developments and as such we ask that you keep all your items inside your store/home unless you have sought prior agreement from a member of the management team.
