Commercial Rentals
The Beck-Nemeth Enterprises commercial rentals are primarily based on the two mainland sims of Walleye (58,000m2) and Nanda (11,000m2) although there are several smaller areas scattered though-out the grid giving us a total land holding for commercial purposes of about 90,000m2.
Each of our commercial developments offer a series of stand-alone stores each on their own plots of land and tenants have the rights to set media, land description, as well as control the access and TP points for their plots. All plots are set to show in search on rental (or as soon as either the owners or management team get in-world to set the plot to show in search) - and each store has its own "look" and "feel", and most can be modified (within reason) if needed.
The two main developments are designed to have large green, open spaces to allow people to walk freely between the shops and so that most shops on the developments aren't hidden from view, the smaller developments are tend to be "roadside" and are still based around the idea of open spaces with typically three or four shops in a development of 2,500m2.
We have attracted a wide variety of tenants to our developments, due to careful advertising which we have maintained since we opened and continue to bring people to our sims. Our tenants sell a wide range of items in their shops, including mens and womens clothing, Original artwork, Furniture, Neko items, Flowers, Jewellery, Uniforms, Privacy screens, AO huds and even Prim babies.
We are pleased to say that many of our tenants on the Walleye development have been with us since we started at the end of 2007, while others have joined us since. Our tenant turnover is very low and even those that do move on have seemed to return to us on a regular basis. Some of the tenants have told us that their stores on Walleye are what they considered to be their main store as they earns more at our location than other stores that they have and we have frequent comments on how we are happy to accomodate their needs and wishes where we can.
Walleye, which is our original, and therefore main development is more than just a parade of 40 shops, we have taken great care with the layout, placing various attractions around the development that are either free to use, or can be used for minimum cost to attract natural traffic to the land rather then using the "camping" systems that seem to be so widespread within Secondlife.
Among the many attractions the sim holds, we have a free classic movies movie theatre, 1940's dance hall which has occasional big-band events, a ridable ferris wheel, there is also 7seas fishing pond, Mahjong table and other free games that can be played for pleasure. The grounds also have a number of statues and gardens, as well as two free-to-ride carousels and free-roaming cats and other animals and birds. There is also a Steam train that will take you right round the shopping area so you can see all the available shops.
Nanda, our 2nd and smaller development only has 10 shops on it but still boasts an impressive amount of space which also has its own free to play Mahjong table, carousel and more animals and birds, which include a hungry fox and a poor unsuspecting bunny for you to find.
